Washington Condo & HOA Rules Are Changing

Washington’s Uniform Common Interest Ownership Act (WUCIOA) is bringing new insurance, audit and reserve requirements to many existing condo and HOA communities. Some took effect for older associations on January 1, 2026, with broader changes coming January 1, 2028. Expect closer scrutiny of insurance coverage, regular reserve studies and more formal financial reporting. For owners and buyers, that can mean higher dues or special assessments. Before you buy, ask: Is there a current reserve study? Are assessments or dues increases planned? Is the association properly insured and preparing for WUCIOA? Read the law: app.leg.wa.gov/RCW/default.aspx?cite=64.90. Questions? Keith Bruce at Sound Point Real Estate can help: keith@soundpointre..com
